2How Long Will it Take?
Most home inspections take 3 to 4 hours depending on the size and condition of the home. We never rush through a property just to move to the next job.
3Visual Assessment
We will do a visual assessment of the home, checking the house's physical structure and mechanical systems, including the roof, ceilings, walls, floors, windows and doors, as well as all installed major appliances, ensuring they are in good, working condition. This includes the hot water heater and heating and air-conditioning system. Also, we will assess the plumbing and electrical systems, and complete a thorough inspection of the attic, basement, or crawl space.
4What does the inspection report look like?
You'll receive a comprehensive report with color photographs pinpointing every area of concern. The report is delivered within 48 hours and is detailed enough to use as a checklist for negotiating repairs with the seller or planning future improvements.
5Will Ken walk me through the findings?
Yes. Ken takes time at the end of every inspection to personally walk clients through his findings and answer questions. He also provides recommendations and referrals for any issues that fall outside the scope of the inspection.
6Do I need to be present for the inspection?
It's recommended but not required. Many of Ken's clients have been out of state during the inspection. The detailed photo report ensures you have a complete picture of the property regardless of whether you're on site.
7Do you inspect new construction homes?
Yes. New construction inspections are just as important as pre-purchase inspections. Having an independent set of eyes before closing can save significant money and headaches down the road.
8How far in advance do I need to schedule?
